What should I check before buying an older home in Rochester or Western New York?
Look beyond dated finishes and organize questions about systems, records, environmental testing and future maintenance.

Age is a prompt for investigation
An older home can have original character, updated systems, deferred maintenance or a mixture of all three. The construction date alone does not establish condition. Ask what has changed, when it changed and what records support the description. Separate a cosmetic preference from an unanswered question about the structure or a major system.
Build a record of the expensive unknowns
Ask about the roof, electrical service, heating equipment, plumbing and drainage, and have qualified professionals evaluate concerns. Gather available permits, service records and warranties. Ask the inspector which systems or areas need specialist review. A newer appliance in a listing photo does not tell you the condition of the wiring, pipes or structure around it.
Plan environmental questions before renovation
For homes built before 1978, review the applicable federal lead disclosure materials and consider appropriate testing and professional advice. Disturbing painted surfaces can create hazards. Do not assume a remodel removed every older material. Ask about other property-specific concerns, including radon testing, without trying to diagnose them from photographs or the age of the house.
Two more questions to ask
Does an old home always need a full renovation? No; determine the actual condition and your priorities. Does a recently renovated home need an inspection? Updated finishes do not establish the quality of all underlying work. Build a first-year maintenance plan with a separate reserve for unresolved items. Ellison Realty can help you compare the home with your available time, budget and tolerance for projects.
