How to compare Rochester homes under $300,000

Compare complete ownership costs, verified school assignments and real walking routes when relocating to Greater Rochester with a budget below $300,000.

The short answer

Compare the complete monthly cost, cash needed to close, condition and your actual daily routes for each address. A $300,000 purchase cap is a search filter, not a complete affordability plan. Verify the parcel and school district separately, then compare recent similar sales with an agent before deciding what to offer.

What should I compare beyond the asking price?

Create one worksheet per address: lender-estimated payment, current tax bills, insurance quote, utilities, any association charges, repairs and a reserve. Keep down payment and closing cash separate from monthly expenses. A seller’s exemptions or an advertised mortgage payment may not describe your costs. Ask a lender for property-specific figures before choosing an offer limit.

How do I compare location when relocating?

Use the routes you expect to travel, at the times you expect to travel them. Visit the exact blocks and check crossings, sidewalks, transit and destinations rather than assuming an entire municipality is walkable. A Rochester mailing address can refer to places outside the city. Verify the municipality and school district for the individual parcel.

How should I compare the homes themselves?

Record roof and system ages, visible moisture, layout, accessibility needs and work that lacks records. Separate observations from inspection findings. Ask an agent for recent comparable closed sales with similar size, type and condition. Active asking prices do not establish the price a buyer should pay.

Which agent should I talk with?

Ask how the agent will explain representation, compare sales and coordinate your lender, inspector and attorney. Read the agent’s profile and ask what services and fees your agreement includes. Nathaniel Ellison is ERS’s founder and broker. Nate Ellison Jr. is a separate agent. Choose the person and communication style that fit your plans.
