Exploring the website

You can browse community guides and publicly available property listings without submitting an inquiry. Hosting and technical providers process information needed to deliver and secure the site.

Your plans and saved homes

Optional journey preferences are remembered only when you allow preferences. Optional activity measurement requires a separate analytics choice. Without these choices, journey answers can remain in memory for the current visit. Explicitly saved account workspaces are a service you request. They are not a cross-device account or automatic alert subscription. You can remove this browser data through your browser settings. Private browsing or blocked storage may prevent preferences from being retained.

When you share a request

When you submit a form, your name, email, phone (required for seller requests), message, selected preferences and saved listing identifiers are saved through Base44 and, where the configured connection is available, sent to Ellison Realty Services’ internal CRM for staff to review and respond to your request. An internal email notification may include the information you submitted; it is sent to Ellison, not to other prospects. Only submit information you want to share. Do not include financial account numbers, identity documents or sensitive personal details. A request does not confirm an appointment or activate marketing messages.

Seller property research

When you choose to search a seller address, that address, city and ZIP are sent to the configured Trestle service and, when applicable, official City of Rochester public-record services. Results may be incomplete or dated. Confirmed property facts and source references can be included in the selling request you choose to submit.

Maps, listings and media

Interactive maps use Mapbox. Listing information and photographs are delivered through the configured Trestle listing service and image providers. These services receive technical requests needed to show their content. Their privacy practices also apply. Some marketing images are illustrative; live listing photographs are identified with the listing information. External map, email and phone links open separate services.

Video players and external services

Some community cards load video cover images from YouTube. Selecting a video loads an embedded YouTube player and may allow that provider to process technical information or use storage under its own policies. External services include Google / YouTube, Mapbox and Base44. You can browse text guides without choosing to play a video.

Private seller reports and calculator scenarios

Investment inputs and saved scenarios may remain in this browser. When you choose to send an investment request, the form includes the assumptions and modeled results identified on that screen. Seller report access may use a private browser-held credential. Anyone who can use your browser may be able to access locally saved information; avoid saving sensitive plans on shared devices and do not share private report links or credentials.

Private investor workspaces

When you sign in and save a property workspace, its analysis, rental transactions, renovation items, notes and file references are stored in your Base44 account for use across devices. These records are available to the account that created them and to Ellison administrators. Uploaded photos and receipts use private storage with temporary viewing links. Anyone with a temporary link can use it until it expires; do not share those links.

When you choose Analyze selected photos, the selected images and the property context you provide are sent through Base44’s AI integration for a saved photo review. Photos are not analyzed merely because you upload them. AI findings and cost ranges may be incomplete or incorrect. Receipt uploads are stored as supporting documents; this workspace does not automatically extract their contents, connect to your bank or collect rent. Remove unnecessary tenant details, account numbers and identity information before uploading files. Contact Ellison for access, correction or deletion requests relating to saved workspace records.

Cookies and browser controls

Use “Privacy & area choices” in the footer to allow or reject optional preferences and analytics, or change your choices. Your privacy choice and opted-in region expire after 180 days. Essential security and requested account services remain available. Hosting, security, maps and media providers may also use cookies or similar technologies. No advertising or recurring-message subscription is created merely by browsing. Browser settings can restrict cookies, remove local storage or limit location access; some features may then stop working. Device location is requested only when you click “Use my location.” Coordinates are used on your device once to suggest a broad region, then discarded; they are not sent to Ellison or stored. Confirm the suggestion or choose an area manually. Only the broad region is remembered if you allow preferences. Buffalo’s local edition is planned; selecting it does not redirect to an unfinished site. A selected area is not a claim that you live there.

Analytics

Optional site activity recording is disabled until you allow analytics. Global Privacy Control and Do Not Track disable this optional measurement. Technical service logs may also be created. This notice does not claim that every hosting or third-party service is free of analytics.

Retention and handling

Submitted information is used to respond to requests, support the requested service, maintain business records and meet applicable legal requirements. Retention depends on the nature of the request and the records involved; this notice does not promise automatic deletion on a fixed schedule. Service providers process information needed for hosting, delivery, security and the configured CRM connection. No system can guarantee absolute security. Contact us to ask about records you submitted.

Children

The website is intended for people researching real estate services, not for children under 13. Please do not submit children's personal information. Contact us if you believe a child has provided personal information so we can investigate.

Contact nellison@ellisonrealtyny.com about information you have submitted, including access, correction or deletion requests. Tell us enough to locate the request without emailing sensitive identity documents.
