Updated October 21, 2026. These terms describe use of the Ellison Realty Services website. Separate signed agreements govern brokerage services and transactions. If you do not wish to use the website on these terms, please contact us for another way to receive information.

Information and inquiries

The site provides general real estate information, community guides, property searches and planning tools. Browsing, saving a home or submitting an inquiry does not create an agency relationship, establish representation, book an appointment, make an offer or bind either party to a transaction. We discuss representation and any applicable agreements separately. Brokerage compensation is negotiable and is addressed in the applicable agreement.

Listings and geographic information

Listing information comes from authorized third-party sources and can change or contain errors. Availability, price, property condition, square footage, taxes, school assignments, boundaries and other material facts require independent verification. Source and broker notices displayed with listings remain part of that information. Maps, search rectangles and community descriptions are aids to exploration; they do not establish legal boundaries or school eligibility.

Planning tools and professional advice

Calculator results depend on user-entered assumptions and omit some costs, taxes and transaction-specific conditions. They are estimates, not appraisals, lending approvals, investment recommendations or promises of proceeds or returns. Educational articles are not legal, tax, mortgage, accounting or financial advice. Consult appropriately qualified professionals before acting.

Images and media

Illustrative marketing imagery and practice examples are distinguished from live listings. A marketing image is not evidence of a property's availability or condition. Photographs, videos, articles, trademarks and third-party data belong to their respective owners. Third-party media and linked services have their own terms and privacy practices.

Permitted use

You may browse the site and use its tools for your own real estate research. Do not misuse forms, submit unlawful or misleading material, attempt unauthorized access, harvest personal information, or scrape, redistribute or commercially reuse listing data without the applicable rights and permission. Do not remove attribution or copyright notices. Use of the site does not grant a license to third-party listing data.

Your submissions and privacy

Share only information you are authorized to provide. Do not send identity documents, bank details, passwords or other sensitive information through general inquiry forms. Our Privacy Policy explains data handling. Form permission relates to responding to that request; recurring marketing texts or alerts require their own applicable consent.

Availability and corrections

We aim to keep information useful and accurate, but uninterrupted access and error-free content cannot be promised. Features may be corrected or changed. Nothing here limits rights or obligations that cannot lawfully be excluded. Please report a material error or accessibility difficulty so we can investigate.
